Policies

General: Payment of deposits by guest or guest's agent constitutes acceptance and confirmation by the guest and guest's agent of the deposit and cancellation and use policies, restrictions, and additional information given in this Rental Agreement. If a credit card is used by guest or guest's agent for advance deposits or payments, guests and guest's agent hereby agree to have the advance deposits and payments listed in the guest's confirmation charged to the credit card, and further agree that said amounts shall be subject to the deposit and cancellation policies given in this Rental Agreement. Any changes in the deposit and cancellation and use policies are effective only if executed in writing by an officer or the General Manager of the Moab Offroad Compound.

Guests are responsible for payment of all nights confirmed, regardless of guest's late arrival or early departure date. Cancellations by guest or guest's agent must have a cancellation number to be valid. If all Deposit or Balance Due payments are not received by the due dates given on this Confirmation, this reservation will be considered cancelled under the terms and conditions provided herein and are subject to the following deposit and cancellation policies. The term "occupant" or "occupants" as used in this Rental Agreement includes the registered guest and all other persons who occupy the condominium.

Pets: Pets are allowed at the Moab Offroad Compound for a $30 per day/ per pet fee. Pets are confined to the garage space and gated yard, and are not allowed in the living spaces unless crated. You are required to report any and all pets during your stay at the Compound. Lack of reporting pets will result in a $200 fee. You are also required to clean up after your pet. Any pet messes left behind will result in an additional cleaning charge.

Credit cards: All cards (debit or credit) will be authorized for the length of your stay at the time the reservation is made.

A payment of 50% will be made at time of reservation, and the remaining balance is due 60 days prior to your stay at the Moab Offroad Compound. If reservation is being made within 60 days of the check-in date, the entire balance is due at booking.

Debit cards – Please note: When using a debit card funds are charged immediately like cash and any authorization can be held by your bank for up to 14 days. These are policies of individual banks, not the Moab Offroad Compound. The Moab Offroad Compound is not responsible for the loss of use of these funds or any possible overdraft charges. 3% additional processing fee will be added to credit card payments.

Check In and Check Out Time: Check-in at 4:00 PM; Check-out at 10:00 AM. Early check-in times can be requested but will not be guaranteed.

Cancellation Policy: Cancellations must be made within 60 days prior to check-into receive full refund. If cancellation is made 60 days or less no refund will be issued.

Deposit Policy: To confirm your reservation, a deposit equal to 50% of your stay is required when the reservation is made. A bank wire payment request will be sent and is preferred method of payment. Visa, Mastercard, Discover, American Express, or ApplePay are also accepted with an additional 3% processing fee.

Payments Received: Advance deposits or rental payments shall remain the property of and for the use of the Moab Offroad Compound subject to the cancellations policies above; and any interest income or profit from advance deposits or rental payments belong solely to the Moab Offroad Compound.

OCCUPANCY POLICIES

Occupants receive no interest in real property, but merely acquired a license to use the condominium or home (subject) to the right of the Moab Offroad Compound to change accommodations up to and including the date of arrival. The term "occupant" or "occupants" as used in this Agreement includes the registered guest and all other persons who occupy the hotel room.

Agents Right of Entry: An authorized employee or repairman may enter the premises at any time in order to inspect, repair, and maintain the unit and in order to confirm that the unit is being used in accordance with the terms of these policies.

Damage to property: We reserve the right to charge guests the cost of rectifying damage, caused by the deliberate, negligent or reckless act of the guest to the property’s or structure. Should this damage come to light after the guest has departed, we reserve the right to make a charge to the guest’s credit / debit card, or send an invoice for the amount to the registered address.

Repairs: Occupant is liable for any damages to the premises and to the furnishings, equipment, and/or household items therein which occurred during occupancy, excluding normal wear and tear. Please report any damages to your unit during your stay before departure. We will however make every effort to rectify any damage internally prior to contracting specialists to make the repairs, and therefore will make every effort to keep any costs that the guest would incur to a minimum.

No Smoking: All properties are smoke free, including all public and private areas. This includes the interior of the garage, decks, patios, hallways, and hot tub areas.

Any charges resulting from deodorizing the property or other smoke related maintenance shall be the financial responsibility of the occupant of said room; this includes but is not limited to false alarms with the Moab Fire and Police Departments and lost revenue. Furthermore, the act of smoking voids any discount rate and said occupant will be financially responsible for all discounted room revenues. There will be a minimum of a $400.00 non-refundable fee charged to any room that is smoked in to deep clean and restore the room back to its non-smoking condition.

Removal of Property: We reserve the right to charge guests the cost of replacing any items that are removed from the premises by them without consent. The charge will be the full replacement amount of the missing item, including any carriage charges. Should the fact that the item is missing come to light after the guest has departed, we reserve the right to make a charge to the guest’s credit/debit card, or send an invoice for the amount to the registered address.

Soaking Safety: Hot tub capacity is 6 persons.

Clean swim attire must be worn at all times.

Persons with heart disease, diabetes, high or low blood pressure or any serious illness, and pregnant women-indeed persons with any doubt-should not enter the hot tub.

If there is cloudiness or foaming, or if a "locker room" or strong chlorine smell is present, the water needs treatment. Soaking in such water greatly increases your chances of getting a skin rash (pseudomonas). Please inform the management as soon as possible. The Moab Offroad Compound has a spa professional taking care of the facility so we would like to know of problems immediately.

People with skin, ear, genital or other body infections, open sores or wounds should not use the spa or hot tub because of the possibility of spreading infection.

Shower with soap and water before and after using the spa or hot tub. Showering before use washes away many of the common skin bacteria, and removes lotions, deodorants, creams, etc. Soaking too long makes some people nauseous, dizzy, lightheaded or faint. Don't soak for more than 15 minutes at one sitting in 104 degrees Fahrenheit (40 degrees Celsius) water.

Never use the spa or hot tub when you're alone.

Never use a spa or hot tub while or after using alcohol, prescribed or non-prescribed medicines or drugs. Alcohol acts to expand your blood vessels and increase your body temperature- much like soaking in hot water does. Alcohol in your bloodstream and soaking at the same time creates a combined effect that can be damaging. The ultimate danger of combined alcohol consumption and hot water soaking is drowning due to loss of consciousness, heart attack or injury due to passing out and falling. It is best not to soak immediately after eating a heavy meal.

Limit your time in the hot tub to 15 minutes due to the fatiguing effects of prolonged use.

Do not try to adjust or touch equipment such as pumps, heaters or electrical appliances, or add water to the spa.

Enter and exit the spa or hot tub slowly and cautiously.

Never allow children to use the spa or hot tub unsupervised. Children under the age of 16 are not allowed in the hot tub.

Do not bring food or drinks into the hot tub

Do not use the hot tub during lightning or rainstorms.
